How to Evaluate REIT Dividend Safety
Dividend safety is a forward-looking judgment about recurring cash flow and financial flexibility. Yield alone cannot answer whether a distribution is sustainable.
Start with AFFO coverage
Compare the dividend with recurring AFFO per share and inspect whether coverage is improving or deteriorating. One quarter should not replace a multi-year trend.
Review tenant and lease concentration
A diversified tenant base and durable leases can reduce volatility, while a single large tenant or a weak industry concentration can increase downside risk.
Analyze debt maturity risk
Debt maturities, floating-rate exposure, secured debt, liquidity, and access to capital markets influence how much cash remains available for dividends.
Watch operating signals
Occupancy, rent collection, same-store NOI, lease rollover, and management guidance can provide earlier warning than the reported yield.

Frequently asked questions
What payout ratio is safe for a REIT?
There is no universal cutoff. The appropriate range depends on property type, recurring capex, lease stability, growth, and balance-sheet strength.
Can a high-yield REIT still be safe?
Yes, but the higher yield should be supported by durable cash flow and a balance sheet that can withstand adverse scenarios.
